As the fall season rolls in, some home sellers are tempted to bring out the pumpkins, plaid throws, and cinnamon-scented candles. But when it comes to staging a home to really connect with buyers, especially in the higher-end market, less may be more.
“For starter homes or even median-priced homes, the cozy approach with seasonal decor can work just fine,” says Todd Luong, a seasoned real estate professional with REMAX DFW Associates in Frisco, Texas. “However, for higher-end homes, I would definitely avoid heavy fall-themed decorations, as they may feel out of place.”
This advice comes at a time when the national housing market is showing signs of rebalancing. According to the REMAX National Housing Report, total housing inventory rose a significant 24.4% in August, compared to the previous year. With more homes on the market, buyers have more choices—and sellers need to be strategic about how they present their listings.
“Luxury buyers are typically seeking a timeless aesthetic, one where they can envision their own high-end furnishings and decor,” Luong explains. “By minimizing unnecessary decor, the emphasis remains on the spaciousness and architecture of the home.”
And with the median U.S. home price now at $448,000, up 1.9% year-over-year, sellers in all price brackets may be feeling the pressure to stand out.
“Keeping things minimal and neutral also enables buyers to focus on the high-end finishes and quality features of the home without distractions,” Luong adds.
Whether you’re staging a cozy starter home or a multimillion-dollar estate, the key is knowing your audience—and letting the home do the talking.
